The type of property
If the property is a building, you should be aware that a small residence is worth more than a building with many storeys. The single garage, an area for stroller storage, secure entrances are all value-enhancing features. What is the building’s exposure? (The best being a south or south west exposure). How are the rooms designed? (The trend is large, open, and very bright rooms with a good use of space). Also look at the quality of the architecture, the materials used, and how it all fits together.
Location
The neighbourhood, the absence of buildings facing each other, noise, and the level of interior comfort are key factors. While a renovated kitchen represents minimum value, a swimming pool can add from 5 to 15% to the value of a property depending on the quality of its features. Likewise, the existence of an exterior, green spaces, quality heating, and energy efficient equipment are major advantages.
