An item of negotiation
The Energy Performance Certificate (EPC) establishes a report for a property in terms of energy consumption and greenhouse gas emissions. It is consequently becoming a key item in the real estate transaction.
The EPC is mandatory for all real estate sales or rentals. It indicates, using a performance scale, a property’s level of energy efficiency. The A performance indicates the property consumes very little energy. The scale goes all the way to G, the maximum, for a very poorly insulated and high energy-consuming property.
Towards renewable energies
The energy performance certificate is an incentive to invest in renewable energies and insulation. The building sector is the French economic sector that consumes the most energy. Alone, it is responsible for 23% of CO2 emissions for the entire country. The convention signed on 19 May 2008 by Jean-Louis Borloo, the Minister of Ecology and Sustainable Development, and real estate professionals concerning including energy performance on real estate listings will change the way people behave. Until now, the EPC was provided at the last minute, but this convention and the constant rise in the price of energy have put energy performance at the heart of negotiations.
