The building permit is an administrative document. It is used by authorities to verify the construction project complies with the zoning rules in force.
You must apply for a building permit for any construction that exceeds 20 m2. It must only cover the property. Beyond that surface area, a declaration of work is enough.
If the surface area of the future building exceeds 170 m2, you must hire an architect.
The building permit is valid for 2 years. An extension can be requested, at least 2 months before the expiry date.
The beneficiary must post an extract of his/her building permit on his/her land for the entire duration of the work.
