Act no. 65-557 of 10.07.1965 requires the surface area of a private condominium lot to be mentioned within the scope of any real estate transfers. Calculations are done on the parts that have a floor-to-ceiling height of at least 1.80 meters.
If no major work modifies the surface area of the home, the Carrez Act survey is permanently valid.

In case of an absence of surface area during the sale of the condominium property, the buyer can request the nullity of the legal document within no more than one month’s time following the signature.

If the survey is incorrect (a difference of less than 5% in the surface area indicated is tolerated), the buyer can ask for a re-evaluation of the price of the property depending on the error (generally 1% less per m2 difference).

He/she has a year as of the signature of the deed to make his/her claim.
